Foreclosures & Short Sales:

Dilemmas and Solutions

With the recent real estate crisis foreclosures and short sales have become hot topics in the real estate and appraisal industry. Many appraisers encounter properties going through a foreclosure or short sale. This seminar provides students with the necessary background information to understand why foreclosures and short sales have become more prevalent in most markets. The seminar and text also covers how predatory lending and fraud schemes lead to a more volatile market.

 

The seminar describes the steps appraisers take to determine a value range for a foreclosed property by analyzing available comparable and market data. Topics include flipping, fraud and predatory lending, and determining a value range with "as-is", "as-repaired" and other types of values, as well as market time restrictions. The seminar covers specific report forms and documents needed in the development of these appraisals, as well as current legislation and regulations and future concerns for appraisers. Case studies and problem solving practices are included in this seminar.

NOTE:  if you intend to register for a course PLEASE do so at least 7 days before the course to avoid a LATE FEE. 
        We must know the approximate number of attendance for course materials and to make sure course is not over sold (cut off date is 5 days before the course  - call to verify). 
 
Attendee Refund Policy:
Individuals who cancel NAIFA class registration more than 7 business days prior to the start of the class are eligible for a full refund.  Between 7 and 3 business, the registrant is subject to a cancellation charge.  Within 2 business days of the class, no refund will be given.
 
OUR COURSE SCHEDULE:  There maybe some shifting of curses so be sure to check the schedule. 
 
PLEASE BE AT THE COURSE LOCATION THIRTY (30) MINUTES BEFORE CLASS TIME, i.e., 7:30 am for an 8 am class. 
 
All classes begin at 8 am and end at 4 pm unless otherwise noted.
